About the project

How to become an investor?

Invest

Invest 1 million CZK and choose your investment apartment. By purchasing shares in the amount of at least 1 million CZK you enter the fund and become a co-owner of all real estate.

As an investor, you have the right to repurchase the unit you choose at a fixed price valid for 3 years.

2.
You earn money and you don’t worry

You don’t have to worry about the property you have selected. We will take care of the rental, pay all fees, insurance and HOA levies. We efficiently manage and ensure complete operation. In short, an apartment without bureaucracy.

This investment will bring you a return of 7.5% pa. In addition, the return is not subject to taxation after 3 years!

3.
You decide how to proceed

We will keep the price for you for the entire period of 3 years without fees, and in addition, we will include the return in the payment of the purchase price, so we will actually reduce the price for you.

After three years, you can decide whether to buy the apartment at this price. Or you stay in the fund with us and let your money make you more money.

Do I have to buy the apartment?

You don’t have to; the decision is up to you.

Can I withdraw from the fund sooner than after 3 years?

Yes, you can, but you won’t achieve such a return as after three years.

How do you achieve such return?

We use return to scale. The more units we have, the lower the management costs and the higher the revenue. We reinvest the obtained funds in other projects to increase the value above standard for you as well. Our apartments are conveniently financed by a bank, which is not possible with a small investor. In addition, we effectively manage units and flexibly combine short-term, medium-term and long-term leases.

How is my investment secured?

The SICAV is a regulated institution on behalf of the Czech National Bank, the investment company AVANT – the largest administrator of SICAV funds in the Czech Republic, the depository bank Česká Spořitelna and the auditor NEXIA AP a.s. All regulations are set out in the statute of the fund, including the pre-emptive right to the payment of return at the expense of the shares of the fund’s founders.

What happens after 3 years?

- after three years, you can buy the unit at the original price reduced by your return
- or without repurchasing the unit, you remain in the fund and continue to increase your deposit at 7.5% pa

Are the return/dividends paid over 3 years? From when?

Dividends are not paid by default; the return is paid only when leaving the fund. Alternatively, we include the return in the purchase price of the apartment if you decide for it.

What does it mean to be a co-owner?

By depositing one million crowns, you become an investor, shareholder and co-partner in the fund’s assets, i.e. a co-owner of real estate owned by the fund.

And what if I don’t have a million crowns?

Another option is to purchase a bond starting at 50,000 crowns.
